This approach is showcased in our recent custom healthy home build in Athol, Idaho, where every stage of construction—from the framing and building envelope to the flooring and ventilation—was considered with performance, durability, and the people living in the home in mind.

1. Moisture Mitigation Starts During Construction

Moisture can have a significant impact on the longevity and performance of a home. That's why moisture management needs to begin during construction—not after a problem develops.

For this home, commercial dehumidifiers were used during the drywall and painting phases to help reduce moisture from construction materials. Bathrooms were designed with properly sloped tile, and additional built-in drains were installed beneath the dishwasher and washing machine to provide another layer of protection against potential water issues.

The exterior wall assembly also incorporates **HydroGap® Drainable Housewrap**, a water-resistant, vapor-permeable layer designed to allow moisture behind the siding to drain away while helping the wall assembly dry.

These aren't necessarily features you notice when you walk through a finished home—but they're the kinds of details that can make a difference for the home's long-term durability.

2. Thoughtful Electrical Design

Electrical design is another area where careful planning can make a meaningful difference.

In this Healthy Home, branch-circuit wiring is run in metal-clad (MC) cable, which the project materials identify as a way to reduce exposure to electrical fields. The electrical service pedestal is positioned away from the home, while the primary electrical panels are located in the garage rather than in main living or sleeping areas.

Bedrooms also feature convenient electrical kill switches, allowing power to those rooms to be shut off while sleeping. The lighting approach was also intentionally considered, with incandescent lighting used throughout this particular home. For KAL Enterprises, the goal is to think about how electrical systems interact with the way a family actually lives in its home.

3. Indoor Air Quality Starts With Excellent HVAC Design

A comfortable home needs more than heating and cooling. It needs intentional ventilation and air exchange.

The HVAC system in this Healthy Home was designed using proper calculations to provide adequate ventilation, balanced indoor and outdoor air, and humidity management. HRV and ERV systems provide whole-home ventilation by bringing fresh outdoor air into the home while exhausting stale indoor air.

Another construction detail often overlooked is keeping the HVAC system clean during the building process. Ducts and registers were sealed during construction to help prevent dust from entering the HVAC system.

The result is a ventilation strategy designed around maintaining a healthy balance between fresh outdoor air and conditioned indoor air.

4. Natural, Durable Materials Matter

The materials inside your home affect more than its appearance. They can also influence durability, maintenance, and the overall indoor environment.

For this home, KAL Enterprises prioritized natural, durable materials and avoided MDF and particleboard wherever possible. Trim was made from solid poplar, cabinetry and interior doors from solid oak, and countertops from natural stone.

The site-finished hardwood flooring was mechanically fastened with nails rather than installed with adhesives, reducing the use of plastics, glues, and other synthetic materials.

These material choices provide a combination of natural beauty and durability while supporting the overall philosophy behind the Healthy Home.

5. Building at the Right Time Matters

One of the simplest ways to help protect a home during construction is to pay attention to when different stages of the build take place.

KAL Enterprises strategically frames during the drier months whenever possible and works to get the roof dried in as early as possible. This helps minimize the structure's exposure to rain and moisture while it is being built.

Lumber is also carefully inspected throughout the framing process, with damaged or substandard boards removed rather than incorporated into the structure.

It's another example of how building a quality home isn't just about the finished product. It's about making good decisions throughout the entire construction process.
